The Bottom Line
Many buyers are on the fence right now because they are waiting for the real estate to bottom out and prices to drop even further. Although we have heard speculation that we will see further declines in the market I believe the market is going to continue to get better over the next year. Applications for mortgages have been up for the last few months especially in the first time buyer’s category. With interest rates still at historical lows there has never been a better time to purchase real estate. The Bottom line is that we are going back to the way the market used to be. We are not going to see 100% interest only loans and other loans that should not have been given out in the first place. You will need a down payment to purchase property 10 or even 20%. The real estate market is a lot like the stock market and there is going to be appreciating and depreciating trends in the market. Any savvy investor knows that it is best to buy low and sell high. So I urge you buyers out there to buy now when values are low and see your high returns come back over the next few years.

Chris, I agree with you 100%. The market is ripe with opportunity especially with the recent rate drop. Sounds like the Boulder market is like the San Diego market, ready to take off again. Oh yeah, I went to CU…Go Buffs!
