    Could You Live in Gunbarrel?


    Where is Gunbarrel? Believe it or not it’s part of Boulder, fabulous Boulder, Colorado.  Gunbarrel is north east of Boulder and it is part of unincorporated Boulder County. 

    Lots of advantages to living in Gunbarrel; taxes are less, sales tax is less when buying a durable good or a car or a big ticket item, home prices are generally not as pricey as Boulder proper and lot sizes are generous.   When you live in Gunbarrel, is your address, Gunbarrel, Co.  80301?  No, not at all, your address is, Boulder, Co.  80301 or could be Niwot or Longmont.     What Do Chief Niwot and Boulder Colorado Have In Common?


    Why of course … Niwot Colorado!  My grandmother says that you’re always suppose to talk nice about people after they die, or maybe even name a town after them or a street!  How many times have you thought, where in the world did they come up with that name?  Named after Chief Niwot, an Arapahoe tribal leader, Niwot Colorado, an unincorporated village,  as we know it today is located 9 miles northeast of Boulder Colorado, spitting range, OK, cycling range in modern terminology, from Longmont,  Lafayette,  Louisville and Boulder Colorado.  With an elevation of 5095 feet,  this 4.1 mile unincorporated village is a quiet retreat from the hustle and bustle of the surrounding cities.  It really reminds me of the “old west” and it makes you say “I want to live here”.     Don’t Let A 1031 Exchange Frighten You.


     

    It’s not scary if you let them work FOR you.  What exactly is a 1031 exchange?  In Boulder Colorado and other parts of Colorado, it is a lawful transaction in which an asset is sold and the proceeds of the real estate sale are reinvested in a similar asset.  Because the transaction exists between two like assets, then no gain or loss is recognized, allowing the deferment of capital gains taxes that would otherwise have been due on the first sale.   There are several important factors to consider when partaking in 1031 like-kind exchanges.  This is a brief overview that a seller/exchanger needs to know in order to pursue this further.  Don’t be scared, all you need is a little help to get you going in the right direction.

    Boulder, Colorado. 300 days of sunshine going to good use?


            Colorado receives, on average, around 300 days of sunshine a year.  And in my little town called Boulder, thThe worlds future is in our handsere is no exception.  While Boulder has been labeled by several publications as one of the “Greenest” cities in the United States, there is still much work to be done.  And now, steps are being made in the right direction by Boulder City Council to make Boulder even more Green and self-sustainable.

    FHA guidelines the whole enchilada

    RADON - The Silent Killer!


    As if we didn’t have enough to worry about with all the chemicals in our food, our furniture, our carpet, and toys manufactured in a country far away we now have to worry about Radon gas too?  Radon is an odorless (not like grandpa’s gas), colorless, naturally occurring radioactive gas that’s formed from the decay of radium contained in rock, soil, and water.  Radon gas reportedly causes over 20,000 lung cancer deaths per year in the United States.  It is also the second most frequent cause of lung cancer deaths with cigarette smoking taking the number one spot.
