Tis The Season to Be Giving

During these seemingly difficult times (ok- even the press is calling it a “recession” now) it really makes my heart shine when I continue to read in the Boulder Colorado Daily Camera newspaper about people digging deeper into their pockets making sure that their neighbors have enough to eat.  This year the Community Food Share’s “Let’s Bag Hunger” food drive has so far exceeded it’s goal to collect food and money by 20%. The scary part is that the 20% is also a mirror of the increase in demand . I am proud to say that Boulder’s Non-Profit Community is one of the best I’ve ever seen and one which Boulderites pride themselves. The Price Is Right; How To Sell Your Home In A Buyers Market

 People are always asking me how my career is going with the “bad” real estate market.  I always answer that I’m doing just fine and state that it’s not a bad market in Boulder county – it’s a buyer’s market.  I’ve stayed busy showing buyers homes and closing some pretty good deals.  As for sellers, we’ve been successful as well.  The supply of homes for sale continues to grow throughout Boulder, and it’s been a long time since home sellers have faced these conditions.  Homeowners looking to sell are in unchartered waters.  So why have we been able to have successful home sales in Boulder Colorado?  Because we know how to sell a house in a buyer’s market and it’s equally important to educate homeowners on how to sell in a buyer’s market

Looking to buy a house in Boulder Colorado…but need a job first?

Who are the biggest employers in the Boulder area? I get asked this question a lot from people that are thinking about moving to Boulder Colorado.  Everybody wants to live in this beautiful place and who wouldn’t with 300 days of sunshine and some of the best educational institutes around the nation right here in our backyard.  Colorado University is by far one of the largest employers; founded in 1876, CU is a tier 1 research institute that received more than $266 million dollars in sponsored research awards in 2007.  It sits on 600 acres right in the heart of Boulder Colorado, which by the way, was named America’s Smartest City by Forbes magazine in 2008.  Read the rest of this entry »

Steps In The Homebuying Process

I have been showing homes in Boulder Colorado to first time homebuyers.  They are doing what a lot of us dream about our whole lives.  Buying a home, getting married, and “settling down”.   After home shopping over the weekend, they have decided that planning for their wedding (in a different state, I might add) is easier than the process of buying their first real estate.  I’m not sure about the complexities of planning a wedding, but it’s my job to make homebuying a comfortable process that they will look back on for the rest of their lives.  After showing them homes for several days, they are getting closer to making a decision.  When we do submit an offer, I will uncomplicate their lives and educate them on the homebuying process.  Which is quite easy if explained correctly and a by giving them a checklist, they can refer to it anytime while their property is under contract.  Read more to learn the easy steps of homebuying. Enhance Your Real Estate And Increase Its Value.

It doesn’t matter if you live in Boulder Colorado or any other part of the country and it doesn’t matter if you’re a homeowner, buyer, seller, fix and flipper, or part time re-modeler.  Knowing what makes property value go up or down is important to maximize your return on every dollar you spend on your home.  It is especially important when listing your real estate in a buyer’s market that you separate your home from others with home improvement projects that increase value.  Don’t waste your time or money installing that swimming pool, unless your swimming in money, in Boulder Colorado and read about some of the basic forces that determine real estate value.

Protecting our water in Boulder Colorado

You’ve been searching for months and finally found a fantastic home on 2 acres with 5 bedrooms and 3 baths and have absolutely fallen in love with it.  What’s next?   A “good” Realtor will have already pulled the septic permit to see if it’s permitted for 5 bedrooms and low and behold it’s not!  You are OK with it being permitted for 2 bedrooms because after all it’s just you and your wife and one child and you’re not really going to use all 5 bedrooms.  A “good” Realtor will point out “what about resale”?  Hummm…,  I’ll let the next buyer worry about that you say to her.   Well that won’t fly anymore – not in Boulder Colorado. House Size Control or Socialism in Boulder CO?

House sizesA friend of mine is so proud of the fact that his “town” of Boulder Colorado only has approximately 100,000 people in it and that he also supports the new Boulder County regulations, passed June 12, 2008, to limit house sizes in unincorporated Boulder County which will “preserve the rural character”. The new rules which will go into effect August 8, 2008 states that if you want to build a home larger than 6000 sq. ft (that includes basements, garages and storage areas) than you will have to purchase “development credits” Read the rest of this entry »
